1. What you're buying

The STR Acquisition Toolkit ("the Toolkit") is a digital product consisting of interactive tools and checklists (HTML/JavaScript, delivered as files you open in a web browser) plus an AI agent system (a set of files designed to be used with Claude Code or Claude Cowork, sold separately from and not requiring any Anthropic subscription on our part - you provide your own Claude Code/Cowork access if you choose to use that part of the Toolkit). It is sold as a one-time purchase for a single license, not a subscription.

2. License

On purchase, you receive a personal, non-exclusive, non-transferable license to use the Toolkit for your own property search, acquisition, and operations. You may not resell, redistribute, sublicense, or share the Toolkit files with anyone outside your own organization, or repackage the Toolkit (in whole or part) as your own product. The antislop-workshop-v2 and editing-workshop-v2 components bundled inside the agent system are third-party, MIT-licensed software (Copyright Ole Lehmann / Fynnster Limited); their own license notice, included with those files, governs your use of that specific component independently of this section.

3. Price and payment

The current price is displayed at checkout. Payment is processed by Stripe; we do not store your card details. All sales are in USD.

4. No professional, tax, legal, or investment advice

The Toolkit provides tools, checklists, and general guidance based on figures you enter yourself. It is not financial, tax, legal, real estate, or investment advice, and does not replace consultation with a qualified professional (attorney, accountant, or licensed real estate agent) for decisions specific to your situation. It does not address, and makes no representation about, short-term-rental permitting, zoning, licensing, securities, or tax requirements, which vary by jurisdiction and are your responsibility to confirm locally. Any numbers the Toolkit produces are only as accurate as the inputs you provide, and any real market data pulled via the optional AirROI integration (see Section 5) reflects AirROI's own data and methodology, which we do not control or independently verify property-by-property.

5. Third-party services and their own costs

The Toolkit's agent system optionally integrates with AirROI, a third-party market-data provider, using your own AirROI account and API key. Any charges from AirROI are between you and AirROI, are not included in the Toolkit's price, and are disclosed to you by the agent system before each real charge is incurred. We are not responsible for AirROI's pricing, availability, or accuracy. The agent system also requires your own access to Claude Code or Claude Cowork (Anthropic products), which may have their own separate costs or subscription requirements we do not control.

6. No outcome guarantee

We do not guarantee any specific financial result, deal outcome, occupancy rate, or investment return from using the Toolkit. Any illustrative examples shown (in the product or on the sales page) are examples only, not a representation of typical or expected results for any buyer. The Toolkit's derived formulas (including the STR Revenue Ratio and the Zestimate-to-STR breakeven multiplier) are original adaptations built for this Toolkit, not established industry-wide standards, and are disclosed as such in the product itself.

8. Limitation of liability

To the maximum extent permitted by law, we are not liable for any indirect, incidental, or consequential damages arising from use of the Toolkit, including any real estate transaction decision made in reliance on it. Our total liability for any claim is limited to the amount you paid for the Toolkit.

9. Changes to these terms

We may update these terms from time to time; the version in effect at the time of your purchase governs that purchase.

10. Governing law

These terms are governed by the laws of North Carolina, without regard to conflict-of-law principles.
